The rollout of the NDIS/SDA in Queensland began in January 2019, and over the past four years, it has gained momentum in delivering much-needed homes for participants in high-demand areas. From the very beginning, we recognised the opportunity to improve outcomes for everyone involved by developing more diverse, participant-focused housing solutions that prioritise space, comfort, and livability.
As we entered this sector, we observed a crowded space with many individuals and groups operating with fragmented knowledge and a limited understanding of the NDIS/SDA model and its processes. Earlier rollouts in Canberra, NSW, and Victoria (beginning in 2016) were largely driven by major institutions focusing on high-density unit complexes for High Physical Support (HPS) participants. At that time, there was minimal involvement from private housing investors, particularly in creating homes in suburban areas for a broader range of participant categories. However, research has consistently shown that participants prefer home-style living environments over large-scale developments.
Over many months, we committed to extensive research, collaborating with builders and service providers to understand the design, compliance, and registration requirements for NDIS/SDA-funded housing. We invested significant time into understanding the complexities of the NDIS legislation, the role of service providers, how they support SDA-eligible participants, how SDA funding is integrated into care plans, and how to accurately navigate the SDA Pricing Summary—which includes over 80 different funding variations.
We also explored ideal tenant configurations and addressed the many questions that arise throughout the process. This deep dive into the NDIS/SDA landscape led us to apply for, and successfully obtain, registration as an approved Service Provider, allowing us to manage participant accommodation on a national scale.
